Today I am going to talk about "Under the Radar" real estate. It helped my buyers do the almost impossible, in this market. Buy a house contingent on the sale of their condo.
Ed and Jen wanted to buy a house, but they needed to sell their condo. The chances of getting a seller, especially one with a house in Cleveland Park, to even consider an offer contingent on the sale of a condo are slim to none. Fortunately, I knew how to increase the odds.
A homeowner in Cleveland Park had contacted me to advise her on the sale of her house. She wanted me to represent her, but her situation was complicated. She owned the property with her ex-husband and there were attorneys and other parties involved. They were calling the shots and selected another agent.
After hours of negotiations, the sellers accepted our offer.

So when Ed and Jen retained me to represent them, I told them about this house. Because of the relationship I had developed with the owner, I was able to get them in before the house went on the market.
They loved it! Now all we had to do was negotiate a sale contingent on the sale of their condo. I invited everyone to my office to present the offer I'd prepared. It took hours and hours of negotiations complicated by how many parties were involved on the sellers' side.
It paid off. We successfully negotiated a sale contingent upon selling Ed and Jen's condo in 15 days.
How did I make the nearly impossible happen?
There were 5 keys:
- I had "inside" info about the house because of my reputation in Cleveland Park.
- I earned the seller's trust in my previous meetings with her.
- I impressed the other agent during the lengthy negotiations.
- I successfully demonstrated how my track record minimized any risk to the seller.
- I sold the condo in a week!
